Grey structure versus finishing
Grey structure is the skeleton: foundation, columns, beams, roof slab, brick or block walls, plaster, and rough plumbing and electrical conduits. Finishing is everything you see: tiles, marble, paint, doors, windows, kitchen cabinets, sanitary ware, lights, fans. For a renovation you rarely touch the grey structure unless you add a room or a floor; most renovation money goes into finishing, and finishing is where brands decide the price.
With material or labour only
- Labour only (labour rate): the contractor brings masons, tile fitters, plumbers, electricians, painters; you buy every bag of cement and every tile. Cheaper per square foot, more work for you, and you control quality
- With material (turnkey): the contractor quotes one number including material of a stated grade. Easier, but the grade must be written down: tile brand and size, marble type, paint brand, wire brand, sanitary brand
- Mixed: labour plus grey material, you buy finishing items. Common in Karachi and often the best balance
What moves the per-square-foot number in Karachi
- Demolition and debris: removing old tiles, plaster and fittings and carting the malba away is real cost, especially in flats without a lift
- Access: Clifton or DHA houses with parking versus a third-floor flat in Nazimabad or Gulistan-e-Jauhar
- Wet areas: kitchens and bathrooms cost far more per square foot than bedrooms because of plumbing, tiling and waterproofing
- Seepage repair: Karachi's humidity and old GI pipes mean most renovations uncover damp; budget for it before, not after
- Finish grade: local versus imported tiles, Pakistani versus Italian marble, distemper versus emulsion
- Living in the house during work: slower, dustier, more expensive
How to budget and pay
Make a room-by-room list of what changes. Get three quotes on the same list. Fix brands in writing. Agree a stage-wise payment plan tied to work done (demolition, plumbing and electrical, tiling, paint, handover), not to dates. Keep ten to fifteen percent for surprises, because there will be surprises behind the tiles. Never pay the final instalment before the snag list is cleared.

Common questions
What is the renovation cost per square foot in Karachi?
It depends on grey versus finishing, labour-only versus with-material, and the finish grade. Post your room list on Mechanics4U and compare three quotes on the same scope.
Should I go labour-only?
If you have time to buy material and check quality, yes; it is usually cheaper and you know exactly what went in.
How long does a bathroom renovation take?
Typically one to three weeks depending on tiling, plumbing changes and drying time for waterproofing.
What should be in the contract?
Scope by room, brands, stage-wise payments, timeline, what happens with extra work, and the snag-list handover.
